Discover your ideal property on our website or on all major rental platforms, such as TradeMe. You can schedule a viewing via the property page itself or directly by contacting us. Which ever is easier for you.
Application Process
Once we recieve your application, we begin our tenant screening procedures. They include: background checks, credit history analysis and rental references amongst others. We will contact you once complete.
Regular Inspections
Our team conducts regular property inspections every 3 months to ensure that everything is in good order and to identify any maintenance needs or potential issues. We then submit a report to the owner.
Maintenance & Repairs
Our dedicated maintenance team promptly responds to any service requests and coordinates with fully-qualified contractors to ensure efficient and prompt repairs. Keeping the property in top condition.
Bond & Rent Payments
Before moving into the property, we ask you to provide a bond, which is securely held in trust. To make things easier, rent will be collected every two weeks. In the rare event of a payment issue, we will be in touch asap.
Moving Out
Moving out can be stressful but our process is as streamlined as possible. We ask for 21 days notice to end the tenancy. A final inspection is scheduled and the bond is returned if all terms have been met.

We believe in transparency, and want to make sure you are fully aware of all costs. The Bond is the most notable additional cost, which is due prior to moving in and is securely held in trust for the duration of your tenancy. Besides the Bond. Power, Gas, Water and Internet are also additional costs that you will need to arrange with the local providers yourself. You will also want to consider contents insurance to protect your belongings, it isn’t mandatory, but highly recommended. The only other cost you can incur in some situations is if you want to break your fixed lease early or if you ant to change out a tenant. These costs will be advised if this occurs. If you have any specific questions, remember to reach out to us.

While it’s not mandatory, we highly recommend having contents insurance for your peace of mind. It keeps your personal belongings protected and often provides liability coverage as well, just in case. Make sure you reach out to a number of insurers and compare all the quotes thoroughly.

Yes, in most cases you can. But we will need to check with the propery owner first if you would like to paint the walls. Our priority is for you to feel comfortable, so you can absolutely hang pictures or artwork and add small personal touches to create the perfect environment for you.

Rent increases are typically performed once per year, in accordance with the property owners needs, local market pressures and legalities. Rest assured, any changes will be communicated in advance as per rental agreement, allowing you ample time to plan and budget accordingly.

Absolutely! We would love to have you as a long-term tenant. As your lease nears its end, we’ll be more than happy to discuss renewal options and make arrangements that suit both yours and the property owners situations.

In this case get in touch early and we will help you through the process of getting another flatmate. You can find a new tenant but we will have to check out their reference and do some checks too to make sure they are suitable. Once they confirmed, we will sort out all the paper work for a change of tenant and bond release. We will also do an ingoing inspection for the new person to make sure they are happy with the room. There is a small fee for a change of tenant.

We understand sometimes you need to break a fixed term lease. We want to help reduce your liability so the sooner we work together to find a suitable replacement the better. Keep communicating with us and let us know what is happening so we can help you. Some things can easily be sorted. If you do have to break your lease there is a fee due to having to readvertise the property and find suitable replacement tenants. We will set up suitable times to view the property so we can find a new tenants and release you from your financial obligations.
